Awaab's Law Consultation Launch

Tuesday 9th of January 2024

The government have launched a consultation on Awaab’s Law. In line with the campaign for Awaab’s Law, they are proposing that social landlords have to investigate reported hazards (including damp and mould) within 14 days and provide residents with a written summary of the investigation findings. If the investigation indicates that the hazard poses a significant risk to the health or safety of the resident, they are proposing that the social landlord must begin repair works within 7 calendar days.

The consultation will also set out proposed requirements on social landlords to action emergency repairs as quickly as practicable and within no longer than 24 hours, to issue written summaries of investigation findings to residents, and to offer suitable alternative temporary accommodation in circumstances where a property cannot be made safe within specified timescales.

They are also publishing an impact assessment that sets out the estimated costs and benefits of these proposals. An overview of this assessment will be included in the consultation document and they are seeking views on this through the consultation.

The consultation will be open until 5 March and will be found here https://www.gov.uk/government/consultations/awaabs-law-consultation-on-timescales-for-repairs-in-the-social-rented-sector

Tpas will be running a special members focus group to assist in our submission, please look out for details shortly.
