Social Housing Innovation Fund – up to £2million uplift

The Ministry of Housing, Communities & Local Government (MHCLG) will approve a balanced portfolio of preferred bids which will seek to:
1. Avoid a multitude of projects with a similar approach addressing similar issues
2. Ensure a spread of projects across England
3. Ensure a spread of projects led by different types of organisation
Due to the significant interest received in the social housing innovation fund since the bidding window opened on 9th Jan 2025, a decision has been taken to increase the overall funding to: up to £2 million. This funding will be allocated before the end of the 2025 to 2026 financial year.
Applicants can now apply for up to £120,000 per project (increased from £100,000) and the indicative amount of funding they will award per project will be between £60,000 and £120,000. They now expect to fund an estimated 15-30 projects. This should not impact on any applications already in progress, but applicants can now increase their request for funding up to £120,000.
Their prospectus and the application portal have been amended to reflect these changes.
The funding will support innovative projects which enhance landlord and tenant engagement and help tenants to better influence and feel listened to when decisions are being made about the homes they live in.
Eligible organisations:
- Registered providers of social housing (including local authority registered providers and private registered providers)
- Tenant Management Organisations
- Arms Length Management Organisations
- Groups representing the interests of social housing tenants

Per project: £60,000–£120,000
Application deadline: 9 January 2026
Funding awarded: February 2026
Project delivery window: March 2026 – April 2027
