Awaab’s Law in the social rented sector

The confirmation of Phase 2 of Awaab's Law is another important step in strengthening the rights of social housing residents and reinforcing the expectation that everyone deserves to live in a safe, healthy home.

The direction of travel is clear. The sector is moving beyond seeing Awaab's Law as simply about damp and mould towards a broader commitment to tackling serious hazards quickly and effectively.

That is something we welcome.

But legislation on its own doesn't create safer homes. The organisations that will be best placed to deliver these changes will be those that have strong relationships with their residents, where people feel listened to, concerns are taken seriously and action is taken early.

At Tpas, we have always believed that resident engagement is not an optional extra or something that sits alongside compliance. It is a vital part of delivering safe, accountable and trusted services. When residents have confidence to raise concerns, landlords gain better insight, identify problems sooner and make better decisions.

As Phase 2 is implemented and the sector prepares for the final phase next year, our focus must remain on working with residents, not simply for them. Lasting improvement comes through partnership, openness and a shared commitment to getting things right.
