Statement from Tpas – Phase 2 of Awaab’s Law

We welcome MHCLG’s announcement confirming that Phase 2 of Awaab’s Law will come into force on 30th November 2026.

This is an important step forward for social housing tenants. The law will cover a much wider range of serious hazards, including unsafe electrics, fire risks, excess cold and heat, structural problems, falls and pest infestations.

These are not minor housing issues. They can cause real harm to people’s health, safety and wellbeing. Tenants should never have to repeatedly chase, complain or prove that a dangerous problem in their home deserves urgent action.

Landlords now have a clear implementation date. They must use the coming months to prepare properly, involve tenants in testing their processes and make sure staff and contractors understand what will be required.

Awaab’s Law is ultimately about a simple principle: when a tenant says their home is unsafe, they must be heard and action must follow.
